New construction — wrapped and drying in: a raised Low Country home framed, roofed and sheathed, with ladders still up on the gable — New construction — wrapped and drying in

The finished addition — the concrete patio under its white cover, the ceiling fan overhead and the new downspout on the corner, seen from the yard — Additions & outdoor living — the finished patio cover

One addition, built in order

Bare ground behind the white two-story house — a wheelbarrow and a red folding chair on the lawn in front of the small existing pad

A crew member kneeling on the freshly poured concrete, working the surface, with wooden stakes holding the edge of the new slab

The new patio slab curing behind the grade stakes, against the house’s grid window and glass door

Two crew members carrying a long white panel across the new slab, a ladder against the house behind them

Kneeling at the slab edge to work the metal flashing in against the siding, with the ladder up and insulation, roofing roll and white trim staged on the grass

The white metal cover standing on its posts over the new pad, seen from underneath, the white privacy fence behind it

The new white gutter and downspout joined on the corner of the cover under a clear blue sky

The ceiling fan with dark leaf-shaped blades and a light in the middle, mounted on the white ceiling of the covered patio

Looking low across the newly shingled dark gray roof, a garden hose and the crew’s tools still resting on it, the neighboring houses beyond

The same job from bare ground to the shingles going on last: the slab poured and cured, the posts and framing set, the flashing worked in at the edge, the white cover up, then the gutters and the ceiling fan.

Mid-repair — a worker inside the opening cut through the white-painted brick wall, with bagged debris, loose brick and a sheet of plywood on the ground in front of it

One job, before, during and after

Before the repair — the opening boarded and covered at ground level with plywood, black weather material and cardboard, caution tape across the front, a wheelbarrow against the wall and a crew member in a safety vest working at the corner

Mid-repair — inside the tenant space, the stud bays insulated and a crew member setting a cut sheet of drywall into place over the new insulation

After the repair — the wall rebuilt and painted, the new pressure-treated timber border set along the base of the white-painted brick wall with its red stripe, with fresh landscaping along it

Tenant improvements in the same building — a new partition wall framed on its studs inside the office suite, with sheets of drywall stacked on the carpet and a ladder against the wall

Tenant improvements in the same building — the office mid fit-out, with a new door, flooring planks and trim staged on the carpet while the room is finished out

The same repair from start to finish: the opening boarded up before the work, the cut through the white-painted brick and the new insulation and drywall going in, then the wall rebuilt with the timber border and beds put back along the building. Further in, the office suite at the same complex got a new partition and a full fit-out.

TENANTFit-out

The repair on video — boarded up and opened to the studs before, the insulation and drywall going in, then the wall rebuilt. The last one is the tenant improvements inside the same building: the office suite shown in the photos above, framed and then finished out. They play on their own; tap one to pause it.
